Spyglass Hill Condominiums II is a beautiful waterfront community on the shores Lake Ray Hubbard in Rockwall, Texas.
 
Spyglass Hill Condominiums II is located approximately 22 miles east of Dallas. From Interstate 30 East, take the Horizon Road exit, turn right on Horizon Road and go to the traffic light at Ridge Road (FM-740). Turn right on Ridge Road and proceed approximately one and a half miles to Henry M Chandler Drive. Turn right on Henry M Chandler Drive and the Spyglass Hill Condominiums are on your left, Chandlers Landing is on your right and Chandlers Landing Marina is at the bottom of the hill.
 
Established in the early 80's Spyglass Hill Condominiums consist of 155 units within three separate neighborhoods known as Phase I, II, and III. Spyglass Hill Phase II is the second entrance into the Condominium properties and consists of 43 one and two bedroom units overlooking Lake Ray Hubbard. Each phase has their own homeowners association, elected by the owners in each neighborhood.

Paying Assessments

Many of you have asked for the option of direct debit for payment of your association dues. We now offer you this convenience for paying your monthly dues electronically.

This is a free service to you from Spyglass Hill Condominiums II.  Your association dues will be debited from your selected checking or savings account. No other assessments will ever be debited, unless you provide written authorization. You can enroll at any time.

The auto-debit will be effective the fifth business day of each month after receipt of your executed authorization.
You may choose monthly, quarterly (3 months at once in advance) or semi-annual (6 months at once in advance).

All you need to do is complete the Authorization Agreement that legally authorizes SPYGLASS HILL PHASE II to deduct your monthly association dues from your designated checking or savings account. Attach a copy of a voided check for the bank account that will be debited and return the form and the voided check to our main address: Spyglass Hill Condominiums II, 519 I-30 #330, Rockwall, TX 75087.

Current Assessments

Paying Monthly Fees (or "Dues") to Spyglass Hill
 
Generally, the monthly HOA fee consists of two parts:
 
1) Part of the monthly fee will be designated to pay for current year operations, which typically includes expenses such as landscaping, insurance, and utilities.
 
2) The remaining portion of the monthly fee is placed into reserves for long-term repairs and replacements, like a new roof or parking lot repairs.  Having ample reserve funds ensures that Spyglass Hill HOA will have the funds available to pay for high-cost repairs when they come due.

Resale Certificate Request

A resale certificate is a document prepared by Spyglass Hill CPA after receiving a request from the seller or the seller's agent. Although a resale certificate is not required, it may be requested by contacting the Spyglass Hill Condominiums HOA, Phase II. Please use the Contact Us page on this website. The standard fulfillment time for resale requests is 5 to 10 days.

Fines and Violations

The fee structure aims to standardize how fees are issued to Spyglass Hill Condominiums homeowners who violate our Rules and Regulations. It balances deterrence with tolerance. Some violations will start with a formal warning that does not include a fine and will result in fines if the violation is not resolved within a set time. Other violations will lead to immediate fines, which may be one-time, periodic, or daily, and will be charged to the homeowner. 
 
In serious cases, the Association reserves the right to impose fines higher than those listed below, depending on the severity of the violation and whether the homeowner is a repeat offender. The Association also retains the right to change, amend, or update the fine schedule at any time, with notice to its members. Homeowners and their tenants are responsible for knowing the Rules and Regulations published on this website.
